The snow is over--Twin Lakes officially received over 21" in the last two days (Part of Winter storm Yogi)! That being said, there are very few snowmobiles to be seen in the Keweenaw. I think most folks have parked their sleds and are polishing their golf clubs waiting for the grass to show and get green. We do have a lot going on around State Wide Real Estate of Houghton. It will not be long and the warmer weather will be here. And with warmer temps come all the Spring buyers. So, if you are thinking of listing, please call us to review your property with other sold and actively listed, similar properties. This comparison is helpful in setting a fair market price for your property. We're also working with the City of Houghton to see if it makes sense to rehab the front of the State Wide building this summer. It is interesting that our building is one of the two oldest buildings on the 500 block of Shelden Avenue, the other being the Douglass House. Our building was originally the Hartman Block Building, built around 1870. So, look for possible restoration changes to our building this summer. It's been a good week so far. Cindy had a closing, Jenny is working on one for tomorrow, and we entered a couple new listings. The Keweenaw is still blanketed with snow, and we have a winter storm watch and snow advisory pending for the next two days. Our vacant land for sale is covered with snow, but buyers are still looking. As a testament to this, Kevin closed a Keweenaw County Lake Bailey building lot last Friday. Both the buyer and seller were happy with the closing. Faithe has been hiking in over snow banks showing homes to a couple buyers, so she has been an inspiration to all of us. Let's keep up the activity. Looking at the website data yesterday, it is clear market activity has increased significantly over this same time last year! Snow, snow, and more snow! Spring officially arrived, but Spring weather may be a few days out yet. In spite of the snow in the air and on the ground, we are still writing offers on new deals and closing sales on previously written deals. Jenny and Kevin closed a few deals this week, and Cindy, Lisa, & Jenny wrote new deals for buyers they are working with too. Moreover, the phone keeps ringing with buyers looking for new homes and vacant land in the Copper Country. We just "bundle up" and go show properties to interested buyers. This week there was also a major announcement regarding an Illinois company opening a new glass processing company at the CMX airport! DA Glass North America will be up and running sometime later this summer with 30 some workers, and their 2-3 year plan is to create 102 new jobs locally! So, this is great news for the Keweenaw. Welcome to Spring 2013! We are busy this week with closings by Cindy, Craig, and Kevin, and several buyers in town looking at property. This week we are closing a home, a lake cottage, and several pieces of vacant land, all this in Houghton and Baraga Counties. And, this is occuring in spite of our snow belt areas locally receiving almost 3 feet of snow in the last ten days. Schools were actually closed for a few days in the last three weeks, which is rare locally. So, winter is going out like a lion. We just saw a graphic that said this week last year we had high 70s and even an 81 degree day! So, we are just blessed with very interesting weather in the Keweenaw.

March has come in very gently, affording us beautiful sunshine and a forecast for 40 degree temps! The end of winter buzz means we are getting inquiries and showing Keweenaw properties. It seems like everybody is a little more energized by the thought of Spring just around the corner. And, with the time change moving forward an hour Sunday morning, our sunshine will seem to extend an extra hour next week. Michigan Tech's 2013 Winter Carnival is over, and a lot of fun was had by all. The snow sculptures were good, despite a late start due to a lack of early January snow, and then -20 plus wind chill readings in latter January. Overall, the foot traffic in town last week was great. We are in the process of showing and selling several homes for students in town. MTU requires on campus housing renewals for next year to be executed in February, so we typically see increased activity on homes in the area at this time of year. We are also seeing more inquiries and interest on vacant land in the area. Many callers have received information from us and said they would be using their GPS and snowmobile/snowshoes to go out and look at property this month. So, we aim to please and are happy to accommodate any interested buyers in whatever property search they desire to undertake. And, with an abundance of snow on the ground in the Copper Country, we continue to see hotels busy and trails filled with snowmobiles. January came in quietly, but it's going out in a typical lake effect snow storm! Through the first 12 days we had zero snow. Since January 12 we've had in excess of 85" of snow. Last nights totals were probably 7 inches, and it's forecast to just keep snowing. So, we love it. The office had three closings this week already, and we should have a couple next week. Moreover, we have been receiving a lot of vacant land and home inquires. In spite of the snow on the ground, it is a great time of year to look at land (assuming you can get to it), as you can very easily see the elevation and grade changes without all the leaves and vegetation on the ground. So, we've got buyers out on vacant land from Iron County and Amasa west to Rockland and Ontonagon, and North from Baraga to Copper Harbor. It's been a busy start to September. We've entered a bunch of new listings, and written several successful offers in the last week. Moreover, there are many offers still going back and forth between sellers and buyers, so life is good. Our suggestion, if you are thinking about a special piece of real estate, write an offer for what you think you want to pay and let the seller decide if it's enough--you just don't know what will work until you write an offer. Yesterday we had a seller out on ATVs looking at their land just outside of Houghton, and later out on the water of the Portage Canal to Lake Superior for a different perspective on our area. State Wide Houghton had five closings in the office over the last couple days. This is prime time for closings, but we also wrote and got more than a handful of new deals accepted this week. It's across the market too, including vacant land, vacant waterfront, and small and larger homes. We would typically expect a slowdown at this time of the summer, but activity really picked up this week. So, we are pleased with the increase and hope it continues. We have over 200 listings in the office, and prices have not been as low as they are now in many years. So, if you are thinking about buying, it is still a great time to do so and good deals definitely exist. This is the holiday weekend, and many agents have showings setup for tomorrow. The increase in activity may have something to do with Michigan Tech starting back up next Tuesday. Whatever the case, let's sell some prime Keweenaw real estate. It’s summertime, and the Copper Country is experiencing some great weather! It’s 76 degrees with clear blue sky overhead—it just beautiful. The local market is busy as evident by the increased volume of calls and inquires that we are receiving from potential buyers. A lot of new listings recently came on the market, and the new brochure is expected any day. We also just published out own Summer edition of Keweenaw Homes, Land & Life Tabloid. Another successful Bridgefest and Relay for Life happened over the last couple weeks. And, now everybody seems to be getting ready for July 4th next week. If you want to spend some quality time in the northwoods in a very unique setting, please come on up and spend some time in the Keweenaw. It's almost summer, and real estate is already hot! The phone has been ringing off the hook at times, and all of us have been running to meet both seller and buyer demand. We appreciate the renewed activity and interest in Copper Country real estate. We had a great May, and June shapes up to be better. With interest rates at extremely low rates, and real estate prices "at the bottom", it seems like buyers have decided now is the time to find the perfect piece of Keweenaw property for their enjoyment. As such, we are making more showing trips up into the Keweenaw showing waterfront parcels than we can recall in recent years. All this activity signals a shift in the market when compared to the last couple years. Another beautiful spring day in the Keweenaw! Homes and land the Upper Peninsula of Michigan are definitely being pursued by buyers. Our phone has been busy, and our team of agents has been busy showing property. April is a busy month for new listings, and buyers are aware of this, so our showing activity goes up significantly. 2012 started very well for the office! This week we've had three closings, with several slated for next week. And, we've been writing offers for buyers, on both vacant land and homes. We expect to have a great 2012. We concluded the holiday season with a team get-together at Josh's home last month, and much fun was had by all. Michigan Tech is doing very well in men's hockey, so the games at the SDC have been fun to watch--good job Husky hockey! And, Tech's women's basketball is always good for great games at the SDC. In another couple weeks we'll be in March, which means Spring is right around the corner in the Keweenaw. We are still likely due for another 100 inches of snow, but hey, we live in the Copper Country because we like snow, right? Dick and I seem to go back and forth taking our snow plows off and putting them back on. It doesn't seem to fail that as soon as the plows are off, it's snowing...but that's why we live here. The Keweenaw is beautiful in the winter, and the summers are fabulous. Come on up and give us a try--you'll like it. :-)

Happy Holidays to you and your loved ones! The lights, wreath, and garland have been hung, and we're all starting to feel the "hustle and bustle" of the end of year holidays. We can see it in how people seem a little more rushed when they are in the office or scurrying by on the sidewalk in downtown Houghton. It's our wish for everyone to have a peaceful holiday season, and take time to enjoy the family and friends that you happen to be with at any given time. Great summer going so far, albeit fleeting at this point. We've had heat, sunshine, and enough rain to keep it pretty green. Our sales have been above last year at this point, so we've had a good summer. If we've sold your place, great. If we haven't, we're still trying to find the perfect buyer. Keep the faith as we're still having showings and writing offers for buyers. The Keweenaw is alive and well. Say hello to spring and melting snow in the Keweenaw! We had a small winter blast last week, which officially was 7.5" of new snow at the airport (CMX), but it's gone now and we're forecast to reach almost 50 degrees today. Real Estate is heating up, and we're busy writing offers. So far 2011 started out strong compared to last year. Homes continue to generate increased showings and buyer interest. This should continue through the mid-summer if a typical year transpires. Surprisingly, waterfront and vacant land showings are even increasing. So, we're expecting to have a good year. Happy Holidays to you and yours from the State Wide Real Estate of Houghton team! 2010 is closing as expected, and you'll hear no complaints from us. We've had a solid year and we're looking forward to enjoying the holidays, and then getting back to selling in 2011. Student rental properties will be the hot property right after the New Year, so if you've got one to sell in the area, please call us to discuss getting it listed. Students need to renew dorm and other rental contracts in February and March, so now is the time to get your rental on the market.
