2014 has greeted us with a strong local real estate market.  The office is quite a bit ahead of this same point in 2013, so our year has started well.  We've seen high demand for homes in the $200K to $350K range so far this year.  And, we're also seeing more buyer inquires on vacant land parcels.  If you have property or a home to sell, please give us a call.  We may already be working with a buyer who needs exactly what you have to sell.  Also, buyers please check out our office's listing via the links on the right edge of the home page.  We have a number of new listings that are priced to sell.  We're also starting the street facade project on our building front this last week of May.  So, watch the webcams for updates as you'll be sure to see the construction happening.  Thanks--Happy Memorial day, and thans to our veterans!

Snow, snow snow.  We we treated with a blizzard warning from Friday morning thru Sunday evening this past weekend.  It was pretty snowy, cold, with sustained winds over 35 mph.  In typical Yooper fashion, we just dealt with it.  There are several deals being processed in the office, in various stages of the buying process.  As such, it looks like we'll have several closings over the next couple weeks.  If you are looking for some genuine entertainment, the CopperDog 150 dog sled race is this weekend from Calumet to Copper Harbor and back.  Here's the website link to check it out

Sorry for the delay in posting--I've been under the weather for several days.  Jenny showed a business in downtown Hancock this morning--the showing went well.  Victoria is busy working on a couple deals, and Dick is at the office covering for me.  We've had several showings on listings that we have on the market in the last few days, so market activity is good.  And, we're getting snow from a system moving through today and tonight--typical snow advisory is posted and we're expecting something like 6"-8" of fresh white stuff by tomorrow morning.  All in all, everything is in order in the Keweenaw Peninsula. :-)

From Jenny Deephouse:  I'm off today to meet with Glen Anderson (City Manager), at the City of Hancock, and a client to learn about what kind of grants are available for rehabbing a great building in downtown Hancock.  After that I'll be back in the office covering the floor and preparing listing documents for a new listing in East Houghton.  This will be a great, high-end listing and it should be on the market early next week!

Winter Carnival has begun!  The new Carnival Queen has been selected, and the snow sculpture all-nighter starts tonight!  The forecast is for snow flurries and cold weather--perfect for building snow sculptures.  Trish has been out showing homes, and Victoria is working on listing a new home in Houghton and trying to work out the details on an easement for a vacant land sale. Kevin is working on closing a home for later next week, as well as accomdating several inquiries on vacant land listings.  Overall, we're working on typical winter seller and buyer activity.

Welcome to February!  Well, the Super Bowl 2014 was a yawner as the game itself wasn't really exciting--It was over just after it started.  Congrats to Seahawk's fans everywhere.  Trish Kirkish and Kevin Liimatta got a deal together today on a home in Houghton.  And, Dick and Jill Walrath entered a couple new listings for a home in Houghton and an apartment in Calumet. So, February is starting with activity.  Michigan Tech's Winter Carnival 2014 is this week, so we expect Houghton to be busy all week.  Let's go Huskies!

It's the last day of January 2014 already.  The cold weather had left us for a day, but it's back.  In spite of that we love the Keweenaw and the snow and cold!  We've been productive in the office with several offers written in the last couple days, as well as a couple closings this week.  And, the buyer inquiries keep coming in on both homes and vacant land. Also, Michigan Tech University is gearing up for the Winter Carnival 2014 next week, so the community seems to be busy. Overall, for a cold January the level of real estate activity has been good.  We expect January to get busy, and 2014 has held true to form. It was a snowy weekend, and a snowier Monday!  No school across most of the UP due to snow and cold, and now the same for tomorrow!  In spite of the weather, Trish is out showing homes today, and Kevin showed this afternoon too. So, there is activity for hearty buyers and agents. Dick and Jill Walrath had a closing on a home Laurium yesterday.  And, they listed a larger waterfront home in Houghton, and have a closing tomorrow--so good work Dick and Jill!  Kevin picked up a new listing on a 4BR/2BA rental home in Houghton, and Jenny, Victoria, and Lisa have been out on showings and working on closings.  So, January has come in with roar!  It's still cold and snowy, but that doesn't seem to dampen our real estate activity in the Keweenaw.  So, let's keep moving forward with listings and showings.  Thanks!

Snow, cold, cold, snow, snow...take your pick. Happy new year and welcome to 2014!  We're being blasted by snow and arctic cold, but that's nothing new here. Dick and Jill had a closing the day after Christmas, and Jenny and Kevin closed the first deal of the new year yesterday--so real estate if off to great start. And, it seems buyers are calling again in earnest looking for their perfect property in the new year.  If you have a student rental to sell, now is the time to call us to get it on the market.  Students in on-campus housing at Michigan Tech will need to finalize their housing for fall 2014 in the next couple months.  So, let's get a sign up in the yard and we'll find you a buyer!  Finally, being so close to Green Bay, we'll all be watching the next "Tundra bowl" game tomorrow as the Packers play the Niners.  Go Packers!

Greetings from a very snowy and cold Keweenaw Peninsula! The Copper Country is about 110" or so into our winter snowfall, and winter doesn't officially start until tomorrow.  Oh well, we love the snow and cold and that's why we choose to live here.  We've had a pretty good year in the office, with several closings still to happen before the New Year. So, a hearty thank you to you, our sellers and buyers. Busy, busy busy!  The slower months of June and July have given way to the office being very busy now.  Go figure--we are showing, writing offers, and making trust deposits for accepted offers!  So, our typical slower selling season after school starts is not really the case this month.  Interest rates are still good, mortgages are available, and good values seems on homes and land seem to be abundant.  So, please call or email us to get going looking for your new Copper Country property.  We have a lot of vacant land and nice homes listed, and we'd love to help you find the right one for you.  Also, remember the 2013 Parade of Nations is Saturday, September 14th from 11 am to 1 pm.  The Parade of Nations is a fall tradition that features exotic foods, native costumes, music and dancing from around the world. The annual multicultural celebration begins at 11:00 a.m. with a parade that starts on Quincy Street in downtown Hancock. It will cross the bridge and move east on Shelden Avenue through downtown Houghton, ending at the Dee Stadium. The festival is from noon to 3:00 p.m. at the Dee Stadium. Bring your appetite! Try tasty international food from dozens of food booths offering delicious ethnic specialties, desserts and more. The entertainment is endless. Showings, offers, and closings!  Yes, it was a little slower the last couple months, but it seems like the UP real estate market is waking up to what is going on around the rest of the country.  We had three closings this week (Cindy, Craig, and Kevin).  And, there were a lot of showings and several offers written and accepted this week at State Wide Real Estate of Houghton.  So, let's keep this going.  School starts for Michigan Tech on September 3rd, and  Labor day weekend is coming up.  All this means we should stay busy through the end of the month.  Please call or email to let us help you find your perfect piece of the Copper Country.

With the start of August we are winding down our summer in the Copper Country.  The only issue is that summer has not arrived yet!  The weather is very pleasant--regular rain and cooler temps. But, I think its time for some hot weather.  In terms of real estate, we have been busy showing homes and vacant land, and entering a bunch of new listings.  The new listings are both homes and vacant land--and many of them are great values.  So, please be sure to check the new listings and rescan our office's own listings. And, at this time of year we begin to run through a higher number of closings from offers written earlier in the summer. Busy, busy busy.  That's the operative word for the times.  We have seen a large increase in activity as we are listing new properties and writing offers for buyers.  Several offers that we have written in the last couple weeks have had multiple offers on them.  This means the seller has two or three offers to consider at the same time.  It's good for sellers, generally more expensive for buyers.  But, this should not be scary--we are happy to coach our clients through this process from either side of the transaction. As far as other activity goes, we have submitted all of our listings to the brochure publishers, so look for State Wide Real Estate of Houghton in new brochures that will be on the street within a couple weeks. Also, I am happy to say that we have been working with the City of Houghton on the street facade program.  At this point, the State Wide of Houghton Building (originally the Hartman Block Building), is moving forward for inclusion in the 2013 round of building front work!  It will be exciting if it all comes together as our building would be restored to how it looked almost 100 years ago, using modern materials and techniques.  So, please keep the email and calls coming as we look forward to working with you!

The snow is over--Twin Lakes officially received over 21" in the last two days (Part of Winter storm Yogi)!  That being said, there are very few snowmobiles to be seen in the Keweenaw.  I think most folks have parked their sleds and are polishing their golf clubs waiting for the grass to show and get green. We do have a lot going on around State Wide Real Estate of Houghton. It will not be long and the warmer weather will be here. And with warmer temps come all the Spring buyers. So, if you are thinking of listing, please call us to review your property with other sold and actively listed, similar properties. This comparison is helpful in setting a fair market price for your property. We're also working with the City of Houghton to see if it makes sense to rehab the front of the State Wide building this summer.  It is interesting that our building is one of the two oldest buildings on the 500 block of Shelden Avenue, the other being the Douglass House.  Our building was originally the Hartman Block Building, built around 1870.  So, look for possible restoration changes to our building this summer.  And, please give us a call 906-482-6955 to discuss your own property.

It's been a good week so far.  Cindy had a closing, Jenny is working on one for tomorrow, and we entered a couple new listings.  The Keweenaw is still blanketed with snow, and we have a winter storm watch and snow advisory pending for the next two days. Our vacant land for sale is covered with snow, but buyers are still looking.  As a testament to this, Kevin closed a Keweenaw County Lake Bailey building lot last Friday. Both the buyer and seller were happy with the closing. Faithe has been hiking in over snow banks showing homes to a couple buyers, so she has been an inspiration to all of us.  Let's keep up the activity.  Looking at the website data yesterday, it is clear market activity has increased significantly over this same time last year!  Its a great time to list your home or property for sale, and it's even a better time to find a deal on a home or land.  Let us help you with your search at 906-482-6955.

Snow, snow, and more snow!  Spring officially arrived, but Spring weather may be a few days out yet. In spite of the snow in the air and on the ground, we are still writing offers on new deals and closing sales on previously written deals.  Jenny and Kevin closed a few deals this week, and Cindy, Lisa, & Jenny wrote new deals for buyers they are working with too.  Moreover, the phone keeps ringing with buyers looking for new homes and vacant land in the Copper Country. We just "bundle up" and go show properties to interested buyers.  This week there was also a major announcement regarding an Illinois company opening a new glass processing company at the CMX airport!  DA Glass North America will be up and running sometime later this summer with 30 some workers, and their 2-3 year plan is to create 102 new jobs locally!  So, this is great news for the Keweenaw.  Keep the calls and emails coming in to the office.  We are here to help make your sale or purchase of property easy and stress-free for you.  Let us do the heavy work.  Thanks. :-)

Welcome to Spring 2013!  We are busy this week with closings by Cindy, Craig, and Kevin, and several buyers in town looking at property.  This week we are closing a home, a lake cottage, and several pieces of vacant land, all this in Houghton and Baraga Counties. And, this is occuring in spite of our snow belt areas locally receiving almost 3 feet of snow in the last ten days.  Schools were actually closed for a few days in the last three weeks, which is rare locally.  So, winter is going out like a lion.  We just saw a graphic that said this week last year we had high 70s and even an 81 degree day!  So, we are just blessed with very interesting weather in the Keweenaw.

March has come in very gently, affording us beautiful sunshine and a forecast for 40 degree temps! The end of winter buzz means we are getting inquiries and showing Keweenaw properties. It seems like everybody is a little more energized by the thought of Spring just around the corner.  And, with the time change moving forward an hour Sunday morning, our sunshine will seem to extend an extra hour next week. Michigan Tech's 2013 Winter Carnival is over, and a lot of fun was had by all.  The snow sculptures were good, despite a late start due to a lack of early January snow, and then -20 plus wind chill readings in latter January.  Overall, the foot traffic in town last week was great.  We are in the process of showing and selling several homes for students in town. MTU requires on campus housing renewals for next year to be executed in February, so we typically see increased activity on homes in the area at this time of year.  We are also seeing more inquiries and interest on vacant land in the area.  Many callers have received information from us and said they would be using their GPS and snowmobile/snowshoes to go out and look at property this month.  So, we aim to please and are happy to accommodate any interested buyers in whatever property search they desire to undertake.  And, with an abundance of snow on the ground in the Copper Country, we continue to see hotels busy and trails filled with snowmobiles.  So, come on up and experience winter in a snowy place--we like it!

January came in quietly, but it's going out in a typical lake effect snow storm!  Through the first 12 days we had zero snow.  Since January 12 we've had in excess of 85" of snow.  Last nights totals were probably 7 inches, and it's forecast to just keep snowing.  So, we love it.  The office had three closings this week already, and we should have a couple next week.  Moreover, we have been receiving a lot of vacant land and home inquires.  In spite of the snow on the ground, it is a great time of year to look at land (assuming you can get to it), as you can very easily see the elevation and grade changes without all the leaves and vegetation on the ground.   So, we've got buyers out on vacant land from Iron County and Amasa west to Rockland and Ontonagon, and North from Baraga to Copper Harbor.  We have some awesome buys on vacant land and homes, so check out the listings and email or call us with questions.  Thanks, and enjoy the start of February!
